Frequently Asked Questions

Contrary to popular belief, where auctions are associated with the legal sphere, INOM selects the most sought-after and iconic Italian properties on the open market. These unique pieces, often go through very long sales due to incorrect asking prices and outdated marketing methods or very fast sales, but which do not optimise the end result. INOM's method will enable the best luxury properties to be sold to the highest bidder, just as the world's finest works of art, vintage cars and antiques are already sold through competitive auction.
We are an additional service rather than an alternative and, for each sale, we work with several brokers. INOM was founded on the different needs and limitations of the traditional brokerage model today, especially in the luxury sector. The world's finest works of art, vintage cars and antiques are sold by auction, just as INOM does with luxury real estate. Our buyers have access to a selection of the best properties available in Italy, with a direct and transparent bidding process. Our sellers know the timing and terms of the sale and have global exposure through targeted marketing. Brokers benefit from an innovative service that simplifies operations and reduces management and marketing costs.
There are four phases: phase 1: in this phase, INOM carries out all the technical and bureaucratic checks; at the same time it prepares the marketing content and develops an ad hoc strategy; phase 2: phase of international exposure of the property where it will be possible to view all material relating to the property and participate in the open house and register for the auction; phase 3: bidding dedicated to the interested parties who have submitted an offer and who will be able to bid again at any time; phase 4: after the award, we proceed with the transfer of ownership to the new owner.
Each bidder will be able to choose whether to be physically present at the auction or to participate online on the INOM platform, which allows buyers to follow the auction in real-time from anywhere in the world. Regardless of the mode chosen by the bidder, maximum privacy will be guaranteed and every participant will see the bids made in real-time.
The starting price is the minimum value that can be offered during registration and is increased by the participants' bids. The reserve price is the value agreed with the seller which, if not reached at the end of the auction, gives the owner the option of not selling the property.
There are two types of auction: reserve auction: the property will be sold at a price equal to or higher than a value agreed in advance with the seller; if the auction ends at a lower price, the seller will have the right to decide whether or not to accept the offer; no-reserve auction: the property will be sold to the highest bidder, there is no minimum value to be exceeded for the sale of the property.
The process of selling by auction is extremely different from the traditional brokerage process. INOM's method is attractive because of the starting price, it allows for a defined sale time and it brings all interested parties together in the same time frame: this maximises the value of the property on the market and avoids the classic sale stalemate that always leads to devaluation. These conditions are very difficult to create in the traditional brokerage process.
No, INOM presents its luxury properties in the same way that the world's leading auction houses present valuable antiques and rare works of art: with the utmost distinction and professionalism. The negative effect on a luxury property that has languished on the market for many months or years is far worse than any perceived negativity associated with selling by auction.
The auction by bidding, which only proceeds upwards, is attractive for the starting price and creates a competitive environment among bidders. The result is a direct market response, which can even be higher than the value of the property.
You can set a reserve price that ensures that the property will not be sold unless the previously agreed amount is reached. If the auction does not reach the reserve price, the seller is free to decide whether or not to accept the bid.
If the auction has reached or exceeded the reserve price, the sale is concluded. If the auction does not reach the reserve price, the seller is free to decide whether or not to accept the bid.
INOM performs an in-depth analysis of the potential of each selected property before it is put on the market. This research and monitoring process allows potential obstacles to a successful sale to be identified in advance and discussed transparently with the seller. If the formula proposed by INOM for a successful sale is not acceptable to the seller, the auction will not be carried out, as a no-sale scenario is likely.
Exceeding the reserve price during the auction by bidding shows how effective the INOM system has been in enhancing the value of the property and creating advantageous conditions that are difficult to replicate in traditional sales. In view of this result above all expectations, the seller shares part of the surplus over the reserve price with INOM.
INOM offers buyers an exclusive selection of luxury properties and takes them to exclusive open houses and events: a specially designed layout, with the best design brands, to fully experience all the rooms and perceive all the potential. Our platform is completely transparent and allows participants to keep the entire purchase process under control. There are no direct negotiations, no offers and counteroffers and no uncertainty. The auction makes the seller aware of the value of his property and leads him to seriously evaluate the offer received, which may even be lower than the amount demanded because the interested parties were concentrated at the same time and the final offer is the direct response of the market.
Once you have identified the property you are interested in, simply register no later than the starting date of the auction and follow the procedure: you will be asked to register and enter the details of the buyer, and/or the broker/advisor, and the amount of the initial bid, which can then be increased with bids during the auction. A deposit will be required to finalise your bid.
A deposit must be paid no later than the start date of the auction to confirm that your bid is genuine. The amount required as a deposit is indicated in each bid advertisement. The deposit is returned to all those who participated in the auction but were not awarded the bid. However, in the event of a successful bid, the deposit will be retained and deducted from the total amount to be paid by the buyer.
Yes, you can bid on several properties at the same time by registering for more than one auction and paying the deposit required for each auction in which you intend to participate.
No. The bid amount is free, as long as it is equal to or greater than the set minimum bid indicated in the auction details.
Each bid extends the end of the auction by 5 minutes. It is therefore inadvisable to wait until the last few seconds to place your bid, as you risk not finalising your bid in time.
It is not possible to withdraw or cancel a bid made during the auction, as the bidder undertakes to make an irrevocable purchase offer. The initial bid and subsequent bids are binding.
Once the auction has been awarded, the buyer is obliged to settle the amount of the award. If the price is not settled, the deposit will be retained.
Auctions are ideal for selling unique and imitable properties. The best luxury goods are sold by auction, from yachts to art to vintage cars. INOM applies the same mechanism to luxury real estate by providing private individuals, companies and real estate agents with the first exclusive platform dedicated to buying and selling real estate through the auction method and supports clients in a strategic and targeted marketing path to optimise the sale. Moreover, with INOM, the broker receives up to two additional fees.
INOM makes interested buyers the protagonists of open houses and exclusive events: a specially designed set-up, with the best design brands, to fully experience all the rooms and perceive all their potential. In traditional sales, bidders are staggered in time. INOM, through the auction method, allows all interested parties to be brought together in the same time frame and the purchase price is the direct response of the market. The auction method makes the seller aware of the value of his property and leads him to take the offer received seriously.
No, one of our basic principles is cooperation with brokers. We protect the brokerage fees without interfering between the client and the respective broker. In addition, the seller's broker also receives an additional fee from the buying party.
